Attached to this email (or within the link) is the Revised Skyview Villas Irrigation Schedule as required by the previously communicated Phase 3 Water Emergency. CEPRA took directions from Terra Vista management on the exact days of the week, and time of the day Skyview Villas home were permitted to irrigate their lawns in order to comply with the restrictions set forth by the Southwest Florida Water Management District (SWFWMD). Skyview Villas was required to compress the 221 homes into a much shorter irrigation window due to the water emergency. This resulted in three main changes, which day of the week homes were watered, the start time of the irrigation and the duration of the irrigation. Terra Vista provided the key requirements to follow as they currently provide all of the water to Skyview Villas homeowners for lawn irrigation from their own wells at no additional charge. (please note - there is some confusion on how Skyview Villas residents are charged for the irrigation water and we would like to clarify they are not charged for the irrigation water)

 

The revised irrigation schedule is sorted by the 10 irrigation controllers (or “Clocks”) and then lists each home’s address currently assigned to that controller. The Program Letter (A,B,C,D) tells you which day of the week your lawn will be watered along with the start time of the irrigation cycle. The Type (S,R,M) stands for which type of Sprinklers each home uses (S= Arc Fixed Nozzle,  R=Rotary Nozzle,  M=a mix of both). Different sprinkler heads require different irrigation run times. Irrigation run times have been reduced across the board in order to ensure all homes receive water for their lawns. The reductions are impacted by the type of sprinklers installed, which controller the sprinklers are linked to, how many homes are on the same controller and the available water pressure at that specific time of day given how Terra Vista is using their supply of well water for other purposes. 

 

We realize this is a rather complex process that helps explain why it has taken longer than expected to create this revised irrigation schedule. The Board working with CEPRA and Terra Vista management has done their absolute best to administer this as fairly as possible across all homeowners. It’s not perfect and CEPRA will continue to monitor and make adjustments where needed.  We collectively appreciate your patience during this water emergency caused by mother nature, and we all are hopeful for a wet spring / summer season to help augment the irrigation process.

 

We remind everyone the Board members are volunteers donating a significant amount of time and effort to address various issues across our 221 homeowners, so your patience and appreciation is always welcomed. As of Thursday, April 16, Terra Vista is still in the process of reviewing and testing the proposed changes to the Skyview Villas irrigation to be in compliance with the Phase 3 Water Emergency.  As soon as we receive their approval on the proposed changes to days of the week and hours of irrigation, we will share it with all homeowners so you will know the day and time of your irrigation cycle.  We are still expecting to see a reduction in duration of the irrigation cycle from the current 30 minutes.

Good afternoon, Skyview Homeowners,

 

For Payment Information:

 

We have received several complaints from homeowners who have active "No Service" (i.e. no mowing, no trimming, no spraying etc.) work orders open. Unfortunately, the landscaping workers have not always been aware of these work orders and inadvertently performed the service. To rectify this issue, and improve communications with the landscaping workers, we are instituting a "Reflector system."

This system will go into effect in the next week or two with Cepra installing reflectors on the affected home's front and backyards.

The reflectors will be color coded as follows:

Red Reflector: will indicate a home that has a no mow, no trim, no edge, no spray active work order

Yellow/Orange Reflector: will indicate a home that has a no spray active work order.

Blue Reflector: will indicate a home that has a no trim active work order. 

Cepra's landscaping workers will be trained to look for these reflectors in specific locations of a home's lawn, so IT IS IMPORTANT THAT HOMEOWNERS DO NOT MOVE THESE REFLECTORS. If the reflector location is problematic, please contact our CAM and open a work order for Cepra to meet with you to discuss alternative locations.
